As a seasoned Real Estate Investor with hundreds of deals under my belt, I have experienced some huge wins and also had to endure some major set backs and challenges. Today my team completes between 8-15 projects per month and we have an average of 15-20 projects going at any give time.

This certainly was not always the case though. It has taken many years of consistent, intentional action to get this level and I can tell you there were painful times when I wondered if I should even be doing this. Looking back though, I would do it again, just a little bit differently, and I am very glad I persevered.

I believe that everybody has a story. Everyone is on their own journey of life and has experienced their own struggles and victories. Everybody has a vision and dreams, goals and even fears. I believe that as human beings we were born with an innate desire to grow and a desire to improve, yet most of us wake up each morning and life remains pretty much the same…

I believe that all of the lessons learned on our journey of struggle and success can and should be used to add value to and improve the lives of others.

My story really began out of the ashes of the biggest trials in my life.

My original background was in insurance. I was a dully licensed independent agent for nearly 12 years. It was a good job but let’s face it, there is nothing all that exciting about insurance so I had no real passion for it. And the biggest problem with that was that I still possessed an employee type mentality and really wasn’t going above and beyond in order to make myself the greatest.   What I did find satisfaction and a passion for was in the helping of people and being able to add value to them via products and services they really did need.

Well, after about 6 years in the business I began going through a divorce and the part of the story that you don’t know yet is that the agency I worked for was owned and operated by my in-laws at the time and my soon to be ex-wife was the office manager. This is when the struggle really began.

I came home around 11:30 one night after being gone all day at an insurance training in Fresno California to my wife at the time still awake and in front of the computer. She didn’t greet me when I got home and without so much as how was your day, she looked up from the computer and said, “I don’t want to be married anymore.”

I was so tired and overwhelmed at the time, I didn’t even know what to say…. I uttered a few words and then basically just went to bed. Over the next several days and weeks I began to notice a very peculiar shift in behaviors and quickly realized she had been having an affair. When I confronted her about it, she completely denied it. A few days later, I actually discovered the text messages and emails and videos…. Yet, she always denied it saying that in her mind it was over so it wasn’t cheating.

Because I was not the catalyst of the divorce and so my bosses did not want me to leave, after all, we had a lot invested into each other and this was their daughter so naturally they could not fire her either. As you can imagine, I was in a pretty tough spot. Here I am with a business that I had spent nearly a decade building, 2 kids to support, a mortgage and all of the other responsibilities of life so I could not just walk away from my only income source.

It did not take long before the passion and drive in that business began to wane and my results started to suffer. So what do I do???

My family and friends of course did everything they could to encourage me to get out of that unhealthy situation. Some suggested I leave and start my own insurance agency but the fact was, I did not have a real passion for insurance and I did not want to leave insurance for insurance.

One day my Dad said to me, why don’t you consider investing in real estate??? Now, my Dad has always been entrepreneurial and not averse to taking risks. All of our lives he has tried to give us ideas…. I remember my Dad suggesting I get into computers in the 90’s and like all of his other ideas, I pretty much blew it off. I didn’t know anything about computers, I barely even had a pager at that time! And look where we are today… he was quite the visionary!

This idea definitely intrigued me since I always knew there was something special about real estate and that more wealth has been created in and through real estate than any other asset class out there. At the same time, I was skeptical and did push back a little bit, I said, c’mon, you know I don’t have the money to be buying houses with…. My Dad responded gently saying, you know, I hear that maybe you can do it without your own money….

Fortunately for me, by this point I was definitely in a place of constructive discontent with my current situation and so I agreed to look into it.

The first thing I did was look into one of those Real Estate Investing seminars and what I heard at my first seminar really resonated with me. After that, I went on to attend several other seminars and invested a great deal of money on my education, learning everything I could about how to flip houses.

I soon began to realize that if I was going to do this, I was going to become an entrepreneur and the way I thought and the actions and decisions I made were going to need to change.

When I first started, I developed a mantra that I felt would help me get my business off the ground and also improve the lives of everyone I came in contact with.. I simply asked myself, “How Can I Add Value To Others?” I came to the conclusion that everybody needs money in this business so I decided the way I was going to be able to add great value at first was by being able to bring the money. And that’s just what I did. I committed to educate and position myself to work with private lenders once I realized I did not want to work with Hard Money Lenders. Within 3 months of making that decision, I had raised over $500k in private money and I started doing deals in Southern California and in less than a year, I was working with over $2MM in cash.

Now, here’s an interesting thing you have to consider, especially those who don’t think they can do it. I began to build my business under the radar. I still had to work at the insurance agency and I could not have anyone there find out what I was doing for many reasons.
So I used to work a full day at the insurance agency and then come home to work till after midnight or 1am submitting offers, reviewing contracts, estimating repairs and continuing to learn. My wife and I still laugh about how I used to set up a ladder and back it up against my treadmill and set my laptop on the little shelf and would be reviewing deals and comps and estimating repairs. I was willing to do what ever it took!

I started my business doing deals remotely, 3 hours from where I lived because I could not get any offers accepted in my local market. That was a bit scary but what I learned in the process of my first 3 deals gave me the confidence to take my business remotely into other markets until I ultimately switched strategies slightly and settled in Kansas City, Missouri, where we do 10-15 deals per month, still using all private investors cash.

Let me be clear though, I did not get here without a tremendous amount of struggle and pain. I lost everything my second year in the business when a project manager in Indianapolis decided to embezzle hundreds of thousands of dollars from me. It took me years to come back from that and I learned critical lessons from the mistakes I made there that I will never forget.

The wonderful thing about this whole process started is that led me down the path of personal development and leadership training. I began to realize that in order to succeed in my own business and be able to add value to others, I needed to first become more valuable myself and the only way to do that was through continual self-education. Brian Tracy calls it the CANEI principle; Continual and Never Ending Improvement.

I began listening to and reading everything I could about influence, leadership, sales, communication, networking, public speaking, mindset and high performance by greats like Tony Robins, Brian Tracy, Harv Ecker, Wayne Dyer, John Maxwell, Grant Cardone and Zig Ziglar.

My quest and passion to help others and truly add value to them led me to become a Certified Coach, Speaker and Trainer with the John Maxwell team and that has been an amazingly fulfilling decision.

Now, many years later, after many successes and many painful lessons along the entrepreneurial path, my true passion lies in helping others develop as entrepreneurs, business leaders and develop their most valuable skills of Leadership, Influence, Connection, Communication, Mindset, Goals Setting and overall personal development. I am here to help you avoid the pain and mistakes I made while growing my business and shrink your learning curve dramatically so you can shorten the distance to your success.
